Description
The Senior Construction Manager with People Places & Spaces, will serve as the lead technical authority and primary Owner’s Representative Construction Manager for our client’s flagship corporate office project in Calgary.
Reporting to the Senior Manager of Construction in this contract role, you will maintain direct oversight of all project controls and provide mentorship to a supporting Construction Manager and coordinator. This hands-on role is essential din the physical realization of our most complex spaces. You move beyond standard execution to act as a highly accountable and results-focused steward of the organizations capital, ensuring that this multi-floor corporate hub is executed with technical precision, impeccable construction governance, safety, and fiscal responsibility. Your technical leadership and proactive approach to constructability will be crucial in shaping project success and shifting the asset over to the operations team, directly impacting the employee and client experience.

Responsibilities
- Technical Leadership: Act as the primary technical authority for a high-profile, multi-floor corporate office build-out, ensuring all work meets architectural specifications and building codes.
- Project Governance: Drive excellence in construction governance, focusing on safety, quality, and rigorous adherence to project timelines.
- Contract Management: Exercise mastery over CCDC 5B contracts, managing the nuances between "Services" and "Work," and overseeing the conversion process to stipulated prices.
- Financial Stewardship: Manage Construction Manager fees versus reimbursable costs, and provide expert oversight of project allowances and contingencies.
- Stakeholder Coordination: Navigate the tension between General Contractor (GC) tendered prices and the Owner’s budget through advanced negotiation and data-driven estimation.
- Team Mentorship: Provide guidance and mentorship to a supporting Construction Manager and Project Coordinator, fostering a culture of accountability and excellence.
- Operational Transition: Lead the proactive approach to constructability and ensure a seamless handover of the asset to the operations team.
Qualifications
- Significant experience as an Owner’s Representative Construction Manager or Senior Project Manager on large-scale commercial/corporate office projects.
- Proven track record managing high-tier General Contractors and multi-disciplinary consultant teams.
- Deep familiarity with the Calgary construction market and regional trade landscapes.
- CCDC 5B Mastery – Advanced understanding of Construction Management Contract for Services and Work, including fee structures and market-competitive trade awards.
- Estimating & Quantity Surveying – Deep experience in high-integrity, data-driven estimation and critical analysis of GC trade awards.
- Risk Management- Strategic expertise in managing owner-side allowances and contingencies.
- Building Science- Expert-level knowledge of building codes, construction methodologies, and architectural specifications.
- Leadership & Soft Skills:
- Advanced Negotiation: Ability to effectively bridge the gap between contractor pricing and strategic budget objectives.
- Stakeholder Management: Proven ability to build strong relationships with executives, vendors, consultants, and internal business units.
- Problem-Solving: A knack for analyzing complex situations and making sound decisions in a dynamic, demanding environment.
- Integrity & Accountability: A demonstrated history of driving results and maintaining high ethical standards across the entire project ecosystem.
- Education and Certifications
- Bachelor’s degree in Architecture, Civil Engineering, Construction Management or Diploma in Construction Technology or Quantity Surveying may be considered when paired with extensive senior-level experience in the Calgary commercial market.
- Relevant professional designation (e.g., P.Eng., PMP, Gold Seal, or equivalent) is considered an asset.
- PMP (Project Management Professional) ( nice to have)

- Candidates in this role will be working a hybrid schedule of 2 to 3 weeks in the office
- A requirement for candidates to be considered for this role will be to complete a criminal and credit check (including Canadian Credit Risk Score)
