Responsibilities
- Provide hands-on IBM TRIRIGA / Maximo Real Estate & Facilities (MREF) functional and configuration expertise.
- Support the transition from SAP RE/PM to MREF/TRIRIGA, including process alignment, configuration planning, testing, cutover, go-live, and stabilization.
- Conduct requirements gathering, fit-gap analysis, solution design, configuration planning, and build validation.
- Configure and support business objects, forms, workflows, state families, portals, navigation, security roles, dashboards, reports, notifications, and document management components.
- Support real estate and facilities processes including property, building, floor, space, lease, and asset management.
- Collaborate with Maximo Manage, SAP, SAP BTP, and other enterprise systems to support integration requirements.
- Participate in design workshops, sprint reviews, testing sessions, cutover planning, and go-live readiness activities.
- Support data migration, validation, reconciliation, and issue resolution activities.
- Troubleshoot workflow, security, reporting, integration, performance, and configuration issues.
- Provide knowledge transfer and support documentation to City staff.
Qualifications
- Minimum 10 years of hands-on experience implementing and configuring IBM TRIRIGA / IBM Maximo Real Estate & Facilities in production environments.
- Minimum two full-cycle IBM TRIRIGA/MREF implementations.
- Demonstrated experience with real estate portfolio management, property management, facilities management, lease administration, and space management processes.
- Experience supporting requirements analysis, solution design, testing, defect management, cutover, go-live, and post-production stabilization.
- Experience with BIRT reporting, SQL validation, data analysis, and troubleshooting.
- Familiarity with SAP integration, Maximo Manage integration, API-based integrations, and enterprise middleware platforms.
- Strong stakeholder management and communication skills.

- Knowledge transfer materials, walkthroughs, job aids, and sustainment documentation.
- Regular project status updates, risk assessments, issue logs, and recommended next steps.
